The Vista Ranch is comprised of +/-60 manicured acres, approximately 30 of which lies below the hill, and the remainder above. Three tanks exist on the property, two of which are natural rain catchments (and tend to dry up in the summer). The larger main tank is a 16 ft. deep, spring fed tank that does not dry up regardless of exterior conditions. The lower half of the ranch was recently cleared of mature cedar and a number of mesquites. There were some trees strategically left along the fence line in order to provide privacy as well as shade to livestock. The upper half of the property is still wooded.
On the lower half of the property is an 800 square foot “tiny home” with power, water, and septic. The tiny home is secured with hurricane straps and has been rock solid in the face of Texas’ severe storms. The location of it is also ideal for protection from those storms, with natural wooded barriers to the South, West, and North. The tiny home would make an ideal guest house, as well as a perfect temporary spot to stay in while building a larger “sticks and stones” house for the family on the property. A steel building four car garage with air conditioning and spray foam insulation is situated next to the tiny home as well as another large metal storage shed on a concrete pad with a covered inspection bay. There is a video surveillance security system and alarm (with ties to emergency services) that covers the tiny house and garage. Control is accomplished via phone application for ease of use, as well as a security tablet in the tiny home and a number pad in the garage.
A disused (but easily repairable) livestock gate and set of pens are located on the south side of the property. The well on the property is sufficient for providing a large family, house, and pool for generations. The water is clean, abundant (even in dry seasons), and secure. The water is on the harder side, so a softener system is recommended. There is a major power circuit, sufficient for powering a large home as well as an oversized 5,000 gallon septic tank. The property is Ag Exempt.
The ranch is home to a great diversity of wildlife. However, most favorable for hunters are the whitetail deer. Additionally, the area is home to a number of avian species (Mexican Eagles, Turkey Vultures, hawks, etc.) which appear to enjoy the lower area of the property as their hunting grounds. Also included on the ranch are turkeys, armadillos, hares/rabbits, and foxes!
The area of 281 just outside of Marble where it joins FM2147 is undergoing a boom in expansion, with multi-family housing as well as several large residential developments. This increased development will only increase the value of the property as Marble Falls continues to expand. The new development will introduce more amenities to the area, making it an even more ideal location.
The property is located an extremely convenient 15 minutes from Spicewood and 10 minutes to Marble Falls with quick, easy, “one-turn” access to either. FM2147 becomes CR402, so you can drive straight to 281 gaining access to Marble Falls, or you can turn left on CR404 to go straight to Spicewood via the beautiful backcountry.
